Four Critical Steps to Optimizing Building Information Modeling

Most people who’ve seen a building information model (BIM) will agree - they look cool. But realizing the potential value of BIM is not as immediately apparent as its cool factor.

Most designers and architects appreciate how software can help create a digital representation of the building process. A model covers more than just height, width, and depth; it also includes spatial relationships, light analysis, geographic information, quantities, and properties of building components.

The evolution from a 2D drawing to BIM—which can range from 4D to 7D depending on the model and the definition—is impressive in and of itself. But to really gain the most value from BIM, the process must be optimized.

Four steps to optimizing BIM

  1. Utilize a true common data environment

A common data environment (CDE) connects teams, models, and all project data in one neutral and secure platform. A CDE helps facilitate end-to-end process management on the one platform, ensuring a single source of truth and audit trail. A CDE is critical to achieving the other steps described below.

  1. Move the model beyond the design team

Too often, the rich information captured in the model is held hostage. The use of BIM is largely limited to the design stage, and data often is available only to those with the licenses and know-how to access the complex proprietary authoring software. Project teams can make faster, more informed decisions—improving efficiency and quality—if the entire delivery team contributes to the model.

  1. Link the model to related communication and documentation

Information must be accessible and usable as projects increase in size and complexity. Projects benefit from the BIM model linking to associated information and communication, in addition to the appropriate team members having easy access to BIM when they need it.

  1. Create a single source of truth

Project-wide BIM participation also improves visibility and speeds processes. BIM provides a single source of truth and complete audit trail throughout the project, including handover and operations.

Richard Crookes Constructions (RCC) in Australia recognizes the importance of technology – specifically BIM. The company hired Tyrone Padayachee, a 15-year BIM veteran, to help digitize their workplace. RCC quickly achieved compelling results for their clients after hiring Padayachee.

The construction company is well on their way toward their goal of 95% BIM adoption within five years.
